How much can I borrow on a fix and flip?

By Nathaniel Bogan, Founder & Direct Lender. Updated October 2026.

With our fix and flip loan you can borrow up to 90% of the purchase price plus up to 100% of the rehab budget, as long as the total stays at or under 75% of the after repair value. Loans run from $50K to $3.5M, and no prior flipping experience is required.

The two limits

Your loan is the lower of two numbers:

  • Cost limit: 90% of the purchase price plus 100% of the rehab budget
  • Value limit: 75% of the after repair value (ARV)

Worked example

Purchase $300,000, rehab $80,000, ARV $500,000.

  • Cost limit: $270,000 plus $80,000 = $350,000
  • Value limit: 75% of $500,000 = $375,000
  • Your loan: up to $350,000. You bring about $30,000 plus closing costs.

How the rehab money is paid

The rehab portion is released in draws as work is completed. With Snap Draws, most draws are paid in 24 to 48 hours after you submit photos.
